If you own property and wish to enhance its value with planning permission for new development or change of use, when is the best time to do this?
We have found that all too often people are encouraged to do this in a booming property market - but sometimes resulting in obtaining planning permission only when the market is falling.

Discharging Conditions

There appears to be confusion over the fees introduced by Government in 2008 for seeking written confirmation of compliance with planning conditions.
In some cases Local Authorities are requiring a fee at the time of submitting details/information to discharge conditions. We believe this is wrong and are seeking clarification from Central Government.

Local Authority Fees for Outline or Full Planning permission

For larger projects the initial application fee can be reduced if you apply for outline planning permission.  Quite often applications are made for full planning when only the main principles of development need to be confirmed. If the principles are not acceptable the higher cost of the application fee is wasted.  An example could be for housing on a 0.2 Hectare site (approx 1/2 acre) - for say 7 houses. The application fee for outline would be £670 whereas for full planning it would be £2...
